Terms and Conditions
SHORT TERM RENTAL AGREEMENT
The Parties
This agreement is made the day of booking between the Tenant(s) and Paul Jodoin of 731 Hwy. 17N Aweres twp. Hayden Ontario. Hereinafter referred to as “Landlord”.
The Property
Property Location: 731 Hwy. 17N Aweres twp. Hayden Ontario.
Period and Guests
Rental period begins at 3:00 PM on the day of cheek-in and ends at 11:00 AM on the day of check-out
Only individuals that were identified during the checkout process may take up occupancy as guests of the JO-DO-INN, at no time shall the number of guests exceed the specified room maximum occupancy.
Rental Amount
Total rental amount for the period is as defined during the booking.
Extras and associated Fees
Extras requested by Tenants will be provided only after payment confirmation. Payments of extras will be through WIX pay-links. Extras may include but are not limited to the following; Room Cleaning, bonfire wood and extra towels.
Fees for extras are outlined on the JO-DO-INN website and are subject to change without notice.
Termination
The Landlord has the right to inspect the premises and complete necessary repairs with prior notice as stated with the applicable Provincial laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with applicable law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
Maintenance and Repairs
The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
House Rules.
Tenant agrees to abide by the House Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Tenant permits on the property to abide by such rules rules at all times while at the property.
Trash
The Tenants shall dispose of all waste material generated during the rental period in the designated garbage and recycling area.
Subletting
The Tenant shall not have the right to sublet the property.
Quiet Enjoyment
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.
Essentials
Landlord shall provide the Tenant with towels, linens, cups, knives, forks, spoons and dishes. It is the responsibility to the Tenant to clean the forgoing during the tenancy.
Landlord’s Liability
The Tenants and Tenants’ Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
Rental Deposit
Amount is fully refundable up to 0 days prior to the beginning of the rental period. After said period prior to the rental start date the Landlord shall have the right to retain the initial Rental Deposit at the Landlord’s discretion.
Attorney’s Fees
Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
Use of Property
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household nor will it be used for commercial purposes.
Shortened Stays and Condition
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
Firearms and Hazardous Materials
Firearms shall not be allowed on the premises. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
Illegal Use
Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. No Tenant shall grow any Marijuana, Cannabis or similar plant in any part of the premises.
Possessions
Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 15 days they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.
Limitation of Landlord’s liability
The Landlord is not liable to make good to a guest any loss of or damage to goods brought to the property except where the goods have been stolen, lost or damaged through the wilful act, or neglect of the Landlord or the Landlord’s employee.
TV
Smart TVs that have been provided but the service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to TV service.
Internet
Internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Governing Law
This agreement is governed under the laws of the Province of Ontario and the Federal laws of Canada applicable therein.
Other Agreements
In addition to the language stated in this agreement the parties, Landlord and Tenant, may deem necessary to add conditions. In this event, a separate document outlining those additional terms shall be initiated by the Landlord.
Exhibit A
House Rules

No pets

No smoking marijuana or tobacco cigarettes, cigars, electronic cigarette or any similar product whose use generates smoke or vapors within the house.

Check-in is anytime after 3PM and check out by 11AM

Guests MUST be 21 years of age or older unless accompanied by an adult

No bikes in the home

No outdoor shoes allowed past the entrance mats

Use dark towels to remove any makeup (25$ charge if white bath towel is used, 15$ charge if white hand or face towel is used)

Bonfires must adhere to the rules set forth by Ontario legislation.
